The Leasing Service includes the following:
- Visit your property to assess the current rental value - Provide general advice on the Landlord’s responsibilities when leasing a property - Actively market your property to potential Tenants via our website and advertising - Carry out accompanied viewings with potential Tenants (flexible hours) - Obtain and check references from the prospective Tenant - Issue the Tenant with a Notice to Let informing them of the conditions of the Lease - Prepare the Tenancy Agreement (legally approved Short Assured Tenancy Agreement) - Arrange for a full Inventory of the contents of the property to be drawn up (at cost) - Collect the deposit and first months rent from the Tenant - Arrange for the transfer of utilities (gas, electricity and council tax) to the Tenant Landlord’s who wish to use Stonehouse’s Management Service in addition to the Leasing Service will be charged an initial fee of 25% of one month’s rent (min. £150) + VAT for this service, whilst landlords who wish to manage the property themselves will be charged 50% of one month’s rent (min. £300) + VAT. |
